agreements for property development in the Mainland. There
are now projects underway in Beijing, Tianjin,
Changchun, Xian,
Shanghai, Changzhou,
Qingdao, Chongqing, Chengdu,
Wuhan, Xian, Changsha,
Guangzhou, Shenzhen, Dongguan,
Zhuhai, Jiangmen and Huizhou,
and the Group will continue to consider investment in other
Mainland cities.
Beijing - Oriental Plaza
Situated
at No.1 East Chang An Avenue, Oriental Plaza is strategically
located Beijing's political and economic centre. Occupying
a site area of one million square feet, the development comprises
The Towers at Oriental Plaza and The Malls at Oriental Plaza.
The Towers comprise eight commercial buildings, a five-star
hotel and two blocks of luxury serviced apartments. The Malls
feature seven themed shopping malls, a central plaza with
a landmark musical fountain, lush green landscaped gardens
and a gigantic three-storey indoor carpark.
Beijing - The Greenwich
Conveniently located in Chaoyang District near the East 4th
Ring Road, the project occupies a site area of approximately
2,900,000 sq ft. It comprises approximately 2,000 low-density
luxury residential units with a total gross floor area of
approximately 3,925,000 sq ft and a grand 5-star clubhouse
with commercial facilities. The project will be developed
in three phases.
Beijing - Changping District Beixinjiayuan Project
Situated at Beixin Village, Shisanling Town in Beijing Changping
District, the project occupies a site area of over 2,750,000
sq ft with a total above ground gross floor area of approximately
860,000 sq ft. It will be developed to luxurious low density
villas in the Shisanling Cultural Heritage Protection zone.

Tianjin - Heping District Nanjing
Road and Yingkou Road Project
Strategically located at the guretoon of Nanjing Road and
Yingkou Road in Heping District, this integrated complex is
directly above the "Yingkou Road Station", which
is the Tianjin Metro Lines 1 and 3. The project site is surrounded
by Changsha Road on the east, Tongguan Road on the south,
Jinghui Plaza on the west and Nanjing Road on the north. It
will be developed for splendorous retail, grade A office and
luxurious residential premises with a site area of approximately
210,000 sq ft and a total gross floor area of approximately
2,800,000 sq ft. There will also be one basement level of
retail shops and 3 levels of over 1,000 parking spaces, covering
a total of 650,000 sq ft.
Changchun - Regency Park
Close to the Changchun Jingyuetan Development Zone, the project
consists of large-scale residential premises with site area
more than 9,900,000 sq ft. The whole development will provide
a residential gross floor area of more than 4,300,000 sq ft.
Changchun - Nanguan District Project
Located at Nanguan District at Changchun, the project is situated
at the west of Yatai Dai Road and the north of Fanrong Road.
The project occupies a site area of approximately 2,200,000
sq ft with a total gross floor area of over 2,800,000 sq ft.
It will be developed into urban residential and high quality
multi-commercial facilities.
Shanghai - Seasons Villas
This
development of 2.6 million sq ft in the Pudong Huamu district
continues to be the most popular community among expatriates
in Shanghai. It comprises villas, townhouses, serviced apartments
and a clubhouse with two swimming pools. Current multi-national
corporate tenants include Alcatel, General Motors, General
Electric, HSBC, BASF, Siemens, Bayer, Sony and others.
Shanghai - The Summit

Shanghai - Westgate Mall

1.05 million sq ft commercial development of Nanjing Road
West, it comprises a shopping centre, offices and carparks.
The shopping centre houses major tenants such as Isetan Department
Store, PARKnSHOP,

Mei Long Zhen Restaurant and renowned international fashion
brands. In addition, there are facilities like food court
and cinema city. The office tower also provides offices to
many well-known overseas multinational corporations.
Shanghai - Walton Plaza
Walton
Plaza development in Xu Hui comprises a composite building
of offices, residential apartments and retail shops with a
gross floor area of 106,600 sq ft.
Shanghai - Gubei Maison des Artistes
Gubei district is one of the first high-end expatriate communities
in Shanghai. The site, with a total of 0.54 million sq ft,
will accommodate a luxurious residential development of more
than 1.6 million sq ft which includes 0.2 million sq ft of
commercial facilities. Construction is scheduled to be completed
by 2008.
Shanghai - Ma Qiao Town Project
Located in Ma Qiao Town of Min Hang District, the project
occupies a site area of 2,790,000 sq ft with a gross floor
area of approximately 450,000 sq ft. It will be developed
into a low-density residential compound with approximately
200 detached luxurious villas.
Shanghai - Jingan District Xinzha Road Project
Conveniently located at Xinzha Road and Datian Road of Jingan
district, the plot occupies a site area of over 150,000 sq
ft with a total gross floor area of near 646,000 sq ft. It
will be developed for commercial and office uses.
Shanghai - Century Avenue Project
The site is located at the heart of the Shanghai Pudong New
District, occupying a unique position at the midpoint between
Lujiazui Financial Centre and Hua Mu Cultural Administrative
District.
Located above the interchange station of four major Metro
lines and being the connecting point for three tunnels, the
site enjoys seamless transition and convenience, and is considered
one of the most important planned strategic transport interchanges
in the Shanghai City.
Being the core development of future Pudong commercial district,
the site occupies a site area of over 547,000 sq ft with a
total gross floor area of 2,332,000 sq ft. It will be developed
into an integrated commercial complex on top of a large-scale
Metro interchange station.
Shanghai - Zhou Pu Project
Located at Fan Rong Road of Zhou Pu in Nanhui District, the
project occupies a site area of approximately 2.83 million
sq ft. The site will be developed into a residential compound,
comprising approximately 3.6 million sq ft of residential
buildings, 54,000 sq ft of commercial facilities and a kindergarten.
Changzhou - Mao Fang Chang
Project
Located at Tianning District, the heart of Changzhou City,
this 860,000 sq ft site will be developed into a residential
compound, comprising 2.43 million sq ft of low-rise townhouses
and high-rise apartments. The site is adjacent to the Hong
Mei Park, which has an area of approximately 3.6 million sq
ft.

Qingdao - Pacific Plaza
A
commercial complex with low-rise residential development of
847,000 sq ft. The phase one development with a gross floor
area of 356,000 sq ft was completed in 1996. It comprises
seven blocks of garden duplexes, a clubhouse, a 19-storey
office building purchased by Tsingtao Beer for use as its
headquarters, two three-storey office buildings, a high-class
shopping centre and car parking spaces.
The phases two and three residential development comprises
four high-rise apartment towers and a low-rise office block.
The first two towers were completed, whereas the remaining
two high-rise residential towers with a gross floor area of
239,000 sq ft and the low-rise office block of 21,000 sq ft.
Qingdao - Xiao Gang Wan Project
The Xiao Gang Wan project, located in the north-west of Qingdao's
down town, is a large-scale urban redevelopment project. It
occupies an extensive site area of 3,400,000 sq ft and it
commands spectacular unobstructed sea views. This comprehensive
redevelopment project will transform the existing old district
into a new focal point of the Qingdao city with modern shopping
and entertainment facilities as well as high-rise residential
blocks with a total floor area of over 10,000,000 sq ft.

Chongqing - Metropolitan Plaza and Tower
This
is a 1.5 million sq ft commercial and hotel development in
central Chongqing, one of the largest comprehensive development
projects in southwest China with a shopping mall, office tower
and hotel. Metropolitan Plaza was awarded the Chongqing Architectural
Bai Hua Prize in 1998 and 2nd Tien-You Jeme Civil Engineering
Prize in 2002 with its outstanding design. The shopping mall
has acquired numerous tenants like Pacific Department Store
and renowned international fashion brands. In addition, there
are facilities like food court, bowling centre, ice-skating
rink and cinema city. Harbour
Plaza Chongqing, an internationally renowned 5-star hotel,
offers a total of 390 rooms and suites. Besides, the 25-storey
office tower has provided office premises for multi-national
companies.
Chongqing - Beverly Hills
Located
in Yubei District - Beverly Hills, the first sole villa compound
near the town centre of Chongqing, is a high-end residential
project of North American style with a site area of approximately
2.1 million sq ft with 217 luxurious detached villas, each
of them built with an independent lift, garage, front and
back yards. The landscape design, embellished with lively
rivulets as well as quiet lake scenery, is full of elegance
and nobility. Facilities in Beverly Hills Clubhouse include
indoor temperature-modulated swimming pool, outdoor swimming

Chongqing - Cape Coral
Located in Nanan District, Cape Coral is a large-scale complex
developed for residential and commercial uses with approximately
1.38 million sq ft of site area. The whole development will
provide a residential gross floor area of approximately 3.4
million sq ft, comprising high-rise and super high-rise apartments,
townhouses and lofts. The project will be equipped with a
luxurious clubhouse and a kindergarten. With the gross floor
area of 680,000 sq ft, the commercial part will be constructed
in European style, while the landscape design of the entire
project will be featured in Italian exoticism. The whole development
is scheduled for completion in 2010.
Chongqing - Noble Hills
The development is situated in a newly developed economic
zone in the north of Chongqing. It is located in a prime location
with easy accessibility to Jiangbei Airport and Jie Fang Bei,
taking only 10 and 20 minutes' drive respectively.
The site occupies an area of over 4,800,000 sq ft, with total
gross floor area of over 4,400,000 sq ft. It will be developed
into a low density residential community with clubhouse and
commercial facilities.
Chongqing - Yangjiashan Project
The development is situated in Yangjiashan district, Nanan
District, Chongqing. It is located in a prime location with
easy accessibility to Jie Fang Bei in about 20 minutes . The
site occupies an area over 11,200,000 sq ft with a gross floor
area of approximately 33,240,000 sq ft. It will be developed
into a large-scale high class residential district consisting
of grand clubhouse and a wide range of commercial and social
facilities.

Chengdu - Le Parc
The development is situated in the southern part of Chengdu,
a newly committed central business district. The site is located
immediately to the south of Sanhuan Road and adjacent to Renminnan
Road, giving the site an advantage of instant access to the
heart of the city. Its eastern, southern and western sides
are being bounded by Zhanhua Road, Fuchengda Road and lawn
respectively.
The site occupying an area of around 8,100,000 sq ft, with
total gross floor area of approximately 26,000,000 sq ft.
The site will be developed into a comprehensive residential
community. In spite of offering deluxe residence, the development
will also comprise of grand clubhouses, and a wide range of
commercial and social facilities. The project is scheduled
for completion in phases while the first batch is has been
launched in mid 2007.
Chengdu - Regency Oasis
Located at the west of Chengdu and the south of Guanghuada
Road, the site occupies a site area over 4,000,000 sq ft with
a total gross floor area about 5,300,000 sq ft. The site will
be developed into a low-density, resort-type luxurious residential
community with clubhouse, kindergarten and ancillary commercial
facilities.
Wuhan - Hualou Street Project
The Hualou Street Project, occupying a total site area of
around 1,140,295 sq ft, is located in the heart of Wuhan's
business and commercial district and abuts on Yanjiang Dadao.
It lies conveniently to other landmarks in the neighbourhood,
namely Jianghan pedestrian shopping area and Wuhan Customs
House. With high-rise luxurious residential towers commanding
a magnificent view atop a themed retail podium, the development
will become Wuhan's premier commercial complex with a total
gross floor area of around 4,100,000 sq ft.
Wuhan - Laopupian Project
Being right in the hub of Wuhan city and next to Jianghan
Road, the Laopupian Project is accessible by adjacent light
railway and all other modes of public transport and thus enjoys
the convenience to other parts of the city. This is currently
one of the most eminent urban-renewal project in Wuhan city.
On this 379,000 sq ft site, a large premier downtown commercial
complex will be built. The total gross area of this splendid
residential / retail development is above 1,750,000 sq ft.
Wuhan - Caidian District Houguan Lake Project
The development is situated in Caidian District of Wuhan.
It is located to the south of MaAn Hill and adjacent to Houguan
Lake with easy accessibility to city centre and picturesque
lake scenery. The site occupies a gross area of around 9,800,000
sq ft, with total gross floor area of over 16,000,000 sq ft.
It will be developed into a large-scale high class residential
community,includes a grand clubhouse and social facilities.

Xian - The Greenwich
The project is located within the Hi-Tech Industrial Zone,
delineated in the east by Xiwan Road, south by Jinye Road
and north by Jinyun Road. It will be developed into luxurious
residential and commercial premises with a site area of more
than 5,220,000 sq ft and 11,400,000 sq ft total floor area.
The first phase was launched in 2007. The project is targeted
for completion in phases from 2008 to 2011.

Changsha - Wang Cheng Jinxingda
Road Project
Located in the west of Jinxingda Road, Wang Cheng, the subject
site takes up a site area of approximately 5,989,301 sq ft
which generates a total gross floor area exceeding 7,170,000
sq ft. On top of Hutchison Whampoa's brand name and outstanding
property management services, the architectural design of
the proposed development shall nicely blend with the natural
landscape and ecology to offer a large-scale luxurious residential
estate with a unique theme and style.
Guangzhou - The Greenery
The
Greenery is a low-density, self-contained residential estate
in Guangzhou's new commercial centre of Tianhe. The development
comprises 208 duplex and apartment units surrounding a landscaped
garden. Facilities include a clubhouse with squash and tennis
courts, a gym, children's play area, a swimming pool and snooker
room. There is also an international school, plenty of car
parking lots and shuttle bus running to major commercial spots

Guangzhou - The Riverside

arcade - Metropolitan Plaza and two levels of underground
car park. The project is scheduled for completion in phases
from 2008 to 2009.
Guangzhou - Zengcheng Residential Project
Located in Licheng Zhen of Zengcheng, the project occupies
a site area of approximately 23,000,000 sq ft with a total
gross floor area 3,600,000 sq ft. It will be developed for
large-scale low-density premium residential use.
Guangzhou Panyu - Cape Coral
Located
in the Panyu Dashi District and close to the South China Express
Panyu Bridge, this features "The Splendor of Australian
Lifestyle". It occupies a site area of approximately
5.3 million sq ft, comprising an environmental-friendly deluxe
residential complex and a clubhouse with extensive facilities.
It is targeted for completion in phases from 2005 to 2009.

Shenzhen - Le Parc
The
residential development is located at the Futian Central District
and occupies a site area of approximately 1.7 million sq ft.
The whole development provides approximately 4.4 million sq
ft floor area for residential and commercial uses.
The development is in four phases, offering 3,010 luxury
apartments and duplex units. All phases have been completed
and handed over to owners. The luxury clubhouse – "Club
de Le Parc" was opened while the commercial complex offers
various shopping facilities.
Shenzhen Baoan - Dynasty Garden
This
low-density residential development is located at Xi Xiang,
to the north of Central Baoan. It is built on a hill slope
with a site area of over 850,000 sq ft and a total gross floor
area of approximately 1,290,000 sq ft. The development, with
a design reminiscent of the Italian Renaissance, offers 785
luxury apartments and duplex units.
Shenzhen - Huaqiangbei Comprehensive Project
This development is located at the core commercial district
of Shenzhen – Huaqiangbei commercial district. The site
is fronting onto Shennan Road, in vicinity to the shopping
street of Huangqiangbei.
Occupying a site area of approximately 184,000 sq ft, this
comprehensive project has a total gross floor area of approximately
1,940,000 sq ft, comprising of a 640,000 sq ft shopping centre,
a 850,000 sq ft grade-A office tower and luxury residential
development of 440,000 sq ft. The project will have a subway
linking to Huaqiang Road Metro Station and provide sufficient
parking spaces. The whole project is targeted for completion
in phases from 2010 onwards.
Shenzhen Pinghu - Le Sommet
The project is situated at the north-eastern part of Pinghu,
Longgang disctrict of Shenzhen. The project possesses a greenery
backdrop of Feng Huang Shan. It is fronting onto Fenghuang
Road, in close proximity to Pinghu Sport Centre and Feng Huang
Shan Park.
The project occupies a site area of approximately 2,410,000
sq ft with a total gross floor area of approximately 3,270,000
sq ft. The project will comprise of 2,960,000 sq ft residential
development, together with comprehensive recreational, commercial
and social facilities. Once completed, it will be the first
premium residential compound in Pinghu. The whole project
is targeted for completion in phases from 2008 onwards.
Shenzhen Guanlan - Regency Park
Located at Guanlan, Baoan District, Shenzhen and in adjacent
to Meiguan Highway, the project occupies a site area of approximately
4,050,000 sq ft with a gross floor area of approximately 1,694,000
sq ft. It will be developed into a large-scale low-rise low-density
residential development with clubhouse and commercial facilities.
The project is targeted for completion in phases from 2008
onwards.
Shenzhen Guanlan - Hengkeng reservoir project
Located at Guanlan Hengkeng reservoir , Baoan District of
Shenzhen, the project occupies a site area of approximately
916, 000 sq ft with a total gross floor area of approximately
1,650,000 sq ft. It will be developed as a large-scale residential
district consisting of clubhouse and commercial/retail shops.

Dongguan - Laguna Verona
The Harbour Plaza Golfers' Villas, Phase I of Laguna Verona,
comprises of 431 European-style villas. It occupies a site
area of about 3.4 million sq ft and gross floor area of approximately
1.2 million sq ft.
The Lakeside, Laguna Verona Phase II residential development
comprises 197 deluxe Northern American villas with a site
area of approximately 3.55 million sq ft and gross floor area
of 889,000 sq ft.
Banyan Oasis, Laguna Verona Phase III low-density residential
development is amid of golf course and lake. Inspired by the
acclaimed resorts in South Asia, Banyan Oasis comprises 184
luxurious apartments and duplex units with site area over
560,000 sq ft and gross floor area of 357,000 sq ft.

Zhuhai - Horizon Cove
Located in proximity to the Tang Jia University of Zhuhai,

in the district with a site area of nearly 5,000,000 sq ft.
It comprises four phases with Phases I to III completed. Total
of 2,900 residential units of Phases I, II and III, which
consist of elegantly designed houses, luxurious styles of
sun houses, 5-storey and 9-storey buildings, were handed over
to the owners. The grand clubhouse with extensive facilities
and the commercial centre were opened. Phase IV apartments
will be launched in 2008.
Zhuhai - Horizon Costa
Situated at the east of Qiao East Road and the southwest of
Mashan, the project occupies a site area of over 2,150,000
sq ft with a total gross floor area of over 2,580,000 sq ft.
It will be developed into a large-scale and low-density seaview
residential premises.

Jiangmen - Yinhuwan Project
The development is situated in Yinhuwan Wetland Park, Xinhui
District, Jiangmen. Enjoying beautiful natural environment,
it is adjacent to Hong Kong and Macau with easy accessibility.
The site occupies an area of over 14,000,000 sq ft with a
gross floor area of over 4,500,000 sq ft. It will be developed
into a large-scale luxurious residential, tourist and resort
compound, consisting of a 5-star hotel, yacht club, commercial
and social facilities, etc.

Huizhou - Aotou Project
The development is located at Aotou, Dayawan Economic and
Technology Development Zone, Huizhou City. The site occupies
an area of 860,000 sq ft with a total gross floor area of
2,580,000 sq ft approximately. It will be developed into a
luxury seaview residential project, comprising townhouses
and high-rise residential towers.
